
PRESENT VALUE FOR ANNUITY CASH FLOWS
We will frequently encounter situations in which we have multiple cash flows that are all the same amount. For example, almost all consumer loans (such as car loans) and home mortgages feature a series of equal payments over some length of time, usually made each month.
The formula:
If the cash flows of an annuity are all the same, we can come up with a handy variation on the basic present value equation. The present value of an annuity of C dollars per period for t periods when the rate of return or interest rate is r is given by:
Annuity present value = C ×[(1- PRESENT VALUE FACTOR)/r] OR
= [C × 1-{1/(1+r)qudratic t)/ r}]
Case: How much can you afford?
After carefully going over your budget, you have determined you can afford to pay $632 per month toward a new sports car. You call up your local bank and find out that the going rate is 1 percent per month for 48 month. How much can you borrow?

This is how much money we can borrow per month :
$632 x 1% = $6.32
$632 - $6.32 = $625.68 >> answer
This is how much money we can borrow for 48 months :
$632 x 48 = $30336
$30336 x 1% = $303.36
$30336 - $303.36 = $30032.64 >> answer
So with that amount of loan, we won't be bankrupt, because the amount that we must pay to the bank per month isn't above of our affordable cash.

bunga 48 bulan = 1/100 * 632 * 48 = $303,36
gaji = $632 * 48 = $30336
$30336 - $303,36 = $30032,64 -> meminjam selama 48 bulan
$30032,64 : 48 = 625,68 -> cicilan perbulan
